New villa in Dubai: plan the smart home before you move in
The weeks between handover and move-in are the easiest time to make a villa smart. The rooms are empty, the snagging list is still open and the curtains are not up yet. This guide explains what developers usually hand over, what to plan room by room, and how to fit it all into the time before your family moves in.

What the developer hands over
Many new villas come "smart home ready" or with a basic smart package: a few smart switches, a door camera, sometimes an app for the lights. What that means differs between developers, and even between phases of the same community.
Before you plan anything, ask in writing what is installed, what is wired but not connected, and which app it uses. Then check on site that it works. That list is the starting point for everything else.
The right moment: after snagging, before the curtains
The best time to plan is right after the handover inspection. You know the villa, the snagging work is under way, and nothing is fixed to the walls yet.
Three things are much easier before move-in: curtain tracks, because the motor is chosen with the track; light fittings, because scenes depend on what is in the ceiling; and the Wi-Fi, because access points belong where the rooms are used, not where the router happens to sit. If you have already moved in, nothing is lost. Most of it can still be added room by room.
What to plan, room by room
Walk through the villa with the way your family lives in mind. These are the questions we go through with you on a site visit:
- Living and dining: which lighting scenes you want (day, evening, guests, movie night) and which curtains should close with them
- Bedrooms: curtains that open in the morning, a soft night light on the way to the bathroom, AC that cools the room before bedtime
- Majlis and guest areas: one tap to get the room ready for visitors
- AC: which zones the villa has, and whether each room should follow its own schedule
- Entrance: smart locks, the doorbell, and what should happen when someone arrives
- Outside: garden and pool lights, and irrigation on a schedule
- Wi-Fi: coverage in every room, on the roof terrace and in the garden
The developer's app or one system for the whole villa
A developer package usually covers a few devices from one brand, controlled by that brand's app. That is fine as a start. It becomes a problem when you add curtains from one company, AC control from another and cameras from a third, and end up with four apps that know nothing about each other.
A turnkey project connects everything into one app, so scenes can use every system at once: one tap closes the curtains, dims the lights and sets the AC. On the site visit we look at what the developer installed and tell you what we would keep, replace or add, before you decide.
Working alongside the fit-out
Many owners use the time after handover for a fit-out: joinery, curtains, lighting, sometimes a new kitchen. Smart home work fits into that schedule if everyone knows about it early.
Tell your interior designer or fit-out company that the curtains will be motorised and the lights will run in scenes. We agree with them where the motors, modules and access points go, so nothing has to be opened again later.
A timeline from keys to move-in
Every villa is different, but this is a typical order:
- Handover and snagging inspection: list what the developer installed and check that it works
- Consultation and site visit: we walk through every room with you
- A written fixed-price proposal for the agreed scope
- Fit-out: curtain tracks, fittings and joinery, planned together with our team
- Installation, configuration and calibration: devices installed, connected into one app and tuned to your routine
- Handover to your family, with one month of support included
How NoorIQ runs it
One team plans every room with your family, sources the hardware, installs it, connects every system and calibrates it until it works the way you expect. You control the villa from the NoorIQ app or by asking Luana, our AI assistant, which runs in the cloud.
NoorIQ villa projects start from AED 10,000. You get a written fixed-price proposal after a free consultation and site visit, with no obligation to go ahead.
Questions villa owners ask
Do I have to wait for handover before planning?
No. You can plan from the floor plans before handover. Installation starts once you have access to the villa, ideally after the snagging inspection and planned together with the fit-out.
Will a smart home affect the developer's warranty?
Most of our work needs no opening of walls: modules sit behind the existing switches and many devices are wireless. Still, read the terms in your handover documents and the defects liability period, and if anything is unclear, ask the developer in writing before installation.
Can it be done after we move in?
Yes. We install room by room and plan the work around your family. Before move-in is easier because the rooms are empty, but it is not required.
How long does it take?
It depends on the scope. As an example, our Düsseldorf villa project, 8 rooms with more than 50 devices, was installed in 3 days. You get a schedule with your proposal.
How much does a smart home for a new villa cost?
NoorIQ villa projects start from AED 10,000. The final price depends on the rooms, the systems and the villa, and you get a written fixed-price proposal after a free consultation.
